Frequently Asked Questions
- Who is Nile?
Nile is an architectural firm with offices in St. Paul, MN and Fargo, ND. We have 35+ years of experience in senior living design, having completed 600+ senior projects nationwide, as well as 1,000’s of projects in the hospitality design market. We are the developer of the senior cooperative. Our mission in the senior cooperative space is to build communities that enable our owners to remain in their home and in the driver’s seat throughout their lifetime while providing an environment that is secure, maintenance-free and a joy to live in. We believe strongly that the cooperative lifestyle promotes connectedness & offers support during a time when most see a time of life transition.
- Where is Molly's Golden Ridge?
It is on the east side of Lake Melissa directly across from McLaughlin’s RV & Marine.
- Is this an apartment complex?
No these are not apartments, and this is not a rental community. The residences, building, and land are all owned by shareholders in the cooperative, all of whom reside in the building. Each of the 41, 2-bedroom residences are used for a single-family, in the majority of cases, consisting of 1-2 individuals. The presence of a caregiver is also allowed, if required.
- How many levels is the building?
The proposed building is 3 stories, with a height of 45’. Since the building is set back (67% further than required by county ordinance), it will be largely concealed behind the tree line on the bluff, however, the 3rd story will feature an outdoor terrace and interior Owner’s Lounge that will provide all shareholders an opportunity to take in the sights of the lake, birds and all that Mother Nature has to offer.
- Will there be multiple well-lit parking lots on the property?
Each residence is provided parking in a heated underground facility which is not visible from the exterior. There will be 28 surface spaces located to the rear of the property.
- How will sewer and water be handled for the building?
The sewer will be handled by a septic system that will be designed in accordance with all current guidelines and requirements from the Minnesota Pollution Control Agency (MPCA). Water will be provided through a series of on-site wells.
- What will happen to the shoreline in front of this property?
The Nile design team has met with and will work closely with the Pelican River Watershed District to ensure the preservation of the shoreline, and maintain the natural beauty and integrity of the lakeshore.
- Will there be dozens of additional boat slips and increased boat traffic on the lake?
There are no variances being requested for additional boat slips. Additionally, upon approval by the Becker County Board of Adjustments, Nile will place a contingency to maintain the current allowable amount of 8 boat slips (per Becker County Planning Ordinance).
- What are some of the benefits of having a cooperative on Lake Melissa
- The addition of an attractive, beautifully maintained property with ample resources to ensure it remains that way based on monthly operating income and financial reserves.
- Significant economic benefits to the local economy, including tax revenues estimate from the Assessor >1.2M in the first decade.
- Shareholder buying power; our residents are active, engaged community members who will be dining out, and purchasing locally. Many may elect to remain in their homes throughout the winter, since they can do so with ease.
- Jobs and work for the local economy, with a full-time onsite property manager, and contracted service work for repair, maintenance, lawn care, snow removal, etc.
- Extend the length of time that current residents can live on the lake by providing a housing option that is not only beautiful but accessible.
