ALTA Land Surveys
ALTA Land Surveys
ALTA Surveys are often requested by title companies and lenders (especially in commercial transactions) because they provide more details about the property than other survey types, allowing the lenders to evaluate the property in more detail and more accurately weigh their degree of risk.
An ALTA survey is one of the most detailed surveys available. ALTA Surveys must meet the requirements specified by the American Land Title Association (ALTA) and the National Society of Professional Surveyors (NSPS); and must be produced by a registered licensed surveyor.

Items listed in an ALTA Survey may include:
- Property boundaries
- Easements
- Encumbrances
- Rights of way
- Encroachments
- Improvements (fences, trails, roads, etc.)
- Roads and property features
- Parking lots and spaces
- Evidence of Use by other parties
- Names of neighboring property owners
- Legal routes to access the property, including public roads
- Utility features
- Zoning Classification
- Flood Zones Classification
- Water boundaries
- Evidence of cemeteries
- Legal Property Description
